Design Guidelines, Zoning, and Regulations
The Themes from What we’ve heard:
- Existing regulations can be challenging to navigate for small businesses.
- A downtown that works for both local residents and visitors.
- A downtown that is inclusive and welcoming for people of diverse backgrounds.
- A downtown that is family-friendly and pet-friendly.
- A downtown that supports aging in place.
Discussion Questions:
- Does the current zoning provide a framework for the type of development that Freeport wants in the downtown?
- Does the current zoning support small businesses? - How can the zoning better support small businesses?

- Does the current zoning support outdoor seating for restaurants & cafes?
- Is the development process clear if you want to develop Downtown?
- Are there clear guidelines for food trucks?
- Are home-based businesses allowed in the Downtown?
- What do you think of this statement? “The first step to long-term planning is to admit growth will occur, the second step is to focus on it’s quality”
- Should the town consider revisiting standards for home-based businesses in the downtown area?
- What can we do to encourage ADUs (additional dwelling units) downtown?
